Priced at the value-result of a June, 2025, appraisal! This is a contractor’s personal residence & has been updated many times with very high-quality craftsmanship. In 2004, he built the RV garage with epoxied floors, stereo speakers, a Resnor space heater, a wash-sink, an alarm, & built-in shelving. He put on 2-inch-thick insulated garage doors. He added office space to the detached, two-car, garage behind the west end of the house. In 2005, he added a second story master suite over the original garage. It consists of a large master bedroom & bath, a large walk-in closet, & a stairway with step lighting to reach it from the rest of the home. This addition has a separate HVAC system & 100-amp electrical sub-panel. At the same time, the walk-in pantry was added & the laundry room was expanded & new cabinets added. In 2015, the detached garage to the west received a new roof. Then, in 2020, the upstairs master bedroom, bath, & walk-in closet had the carpet removed & replaced with Luxury Vinyl Plank flooring. The carpet on the stairway was also replaced at this time. In 2023 he put in a new 75 gallon water heater & circulating pump. More recently, the driveway was removed, new base was placed & graded, & the drive was replaced with paving stones. A trench gutter was placed at the entrance to the driveway with an asphalt approach & the trench drain & gutters were piped out to the west side of the property. Just this year, he has redone the landscaping along the street, on the west side of the driveway, & on both sides of the entry walkway. Low-voltage landscape-lighting was installed with a programmable timer. On the lower-rear roof of the home, the fascia was replaced & a new gutter with downspouts was installed. All three buildings have had elastomeric primer applied, & have been caulked, & painted. All garage door jambs, trim, & weather-seals were replaced prior to painting, & the insulation in the home’s attic has been upgraded to R-45. 8 new exterior LED light fixtures were installed at the garages, fencing was replaced with redwood fence material & 3 gates were also upgraded. Finally, a new front entry door has been installed!
